Residential Septic System Repair in the Denver Metro

An independent, licensed plumbing contractor. Not affiliated with Denver Water or the City and County of Denver.

Residential septic repair means fixing the specific component that failed on a single family parcel: the line from the house to the tank, the tank lid or baffles, or the outlet feeding the drainfield. Denver Sewer and Water scopes and locates first, then repairs the part that is actually failing rather than replacing a system that still has service life in it.

  • Single family parcels across the metro.
  • Camera and locate before any excavation.
  • Lid, baffle, inlet, and outlet repair.
  • House to tank line repair and replacement.
  • Written scope after inspection, not before.

What Goes Wrong on a Residential Septic System?

On a house, the failures cluster in a few predictable places. The line from the foundation to the tank takes root intrusion and loses grade. The inlet baffle breaks off and lets solids run straight through. The tank lid cracks, which is both a service problem and a genuine safety hazard on a property with children or livestock. The outlet plugs or the field stops accepting effluent, and the tank stays full no matter how often it is pumped.

The reason it matters which of those is happening is that they cost very different amounts to fix. A broken baffle is a same-day repair. A saturated field is a system-scale project. Both present to the homeowner as slow drains and a full tank, which is why the diagnosis has to come before the quote.

Residential symptoms worth an inspection

  • Backups at the lowest fixtures that return within weeks of clearing.
  • A tank that is full again days after pumping.
  • Wet or spongy ground over the tank or the field.
  • Odor outdoors near the lid.
  • Gurgling floor drains when the washing machine discharges.
  • A lid that flexes, is cracked, or cannot be located.

How We Diagnose It

How We Decide Between Repair and Replacement

We camera the building sewer first. If that run is clear, the fault is downstream and we open the lid. Liquid level is read against the outlet invert. A level at or below the invert means effluent is leaving normally and the tank is doing its job, which points the investigation at the tank components themselves. A level above the invert means effluent is not leaving, which points at the outlet or the drainfield.

Only after that reading do we talk about scope. Component repair is appropriate where the tank structure is sound and the field still accepts flow. Replacement is the honest answer where the tank has lost structural integrity or the field is saturated across its area.

What the residential inspection establishes

  • Condition and grade of the house to tank line.
  • Liquid level relative to the outlet invert.
  • Inlet and outlet baffle condition.
  • Tank wall, lid, and riser condition.
  • Whether the drainfield is accepting effluent.

How a Residential Septic Repair Runs

  1. 1

    Symptom history

What backs up, how often, whether the ground is wet, and when the tank was last pumped. That narrows the search before we arrive.

  2. 2

    Locate and expose

We trace the line out of the building and expose the lid. On parcels with no as-built we trace rather than probe at random.

  3. 3

    Inspect and read levels

Camera on the line, eyes on the tank, liquid level checked against the outlet invert.

  4. 4

    Repair the failed component

Baffle, lid, riser, inlet, outlet, or line section. We restore the surface we opened.

What Drives Residential Septic Repair Cost

We do not publish a flat septic repair price, because the same set of symptoms resolves as a baffle replacement on one property and a system replacement on the next. A number quoted before an inspection is a guess dressed up as a bid.

The cost drivers are consistent: tank depth, equipment access to the tank location, how much surface has to be opened and restored, whether the drainfield is involved, and the county health department requirements that apply to the parcel.

We inspect, then quote the scope in writing. Call (720) 935-6221 to get on the schedule.
