East Denver runs from 1890s Park Hill blocks to neighborhoods built on a former air base and a former airport. Within a few miles the pipe goes from clay to Orangeburg to modern PVC, and the failures change with it.

Park Hill
Platted in 1887 and built mostly between 1900 and the 1940s. Montview Boulevard, Forest Street Parkway, 17th Avenue Parkway, and Monaco Street Parkway all cross it, and parkway setback rules apply along them. Big street trees over clay laterals make roots the lead issue.
Northeast Park Hill and Skyland
Much of Northeast Park Hill was built in the 1950s, inside the window when Orangeburg fiber pipe was common, so a camera is the right first step. Skyland saw most of its building in the 1940s. Both are in the Platte to Park Hill benefit area, and a regional detention facility was built at the former Park Hill Golf Course.
Montclair
The Montclair Historic District was designated in 1975, and Richthofen Place Parkway forms its entry. Most homes predate 1940. The much larger Montclair drainage basin historically sent deep runoff down local streets in big storms, which is a stormwater issue, not a lateral one.
Mayfair
Mayfair is a neighborhood name, not an official statistical neighborhood, and sits mostly within Hale and Montclair. Its housing is largely 1940s and 1950s ranches with some older homes, which puts many laterals in the Orangeburg window.
Hilltop
Built mostly from the 1920s to the 1950s on larger lots, with the East 6th Avenue Parkway and Monaco Street Parkway through it. Scrape and rebuild is common here, which means frequent sewer cutoffs and new service lines.
Lowry
Lowry Air Force Base opened in 1937 and closed in 1994. Redevelopment ran from the late 1990s to 2009, so most homes have PVC laterals. The base's former landfill zone is capped and carries deed restrictions, which matters for any digging near it.

Built on the former Stapleton airport, which closed in 1995. Construction began in 2001 and the neighborhood took the Central Park name in 2020. Pipe is modern PVC, and problems usually come from settlement or installation, not age.

Montbello was annexed in 1965 and its first homes sold in 1966, so its oldest laterals sit at the tail of the Orangeburg era. Green Valley Ranch was annexed in 1973 and building began in the early 1980s, putting it squarely in the PVC era.
Elyria-Swansea
Elyria was annexed in 1890 and Swansea in 1902. Both were part of the Vasquez Boulevard and I-70 Superfund site for smelter-related soil. Residential cleanup is complete.
