Washington Park

Lots were platted in 25 and 50 foot widths and typically run 100 to 125 feet deep, with alleys on many blocks and tight side yards. Homes are mostly brick bungalows and Tudors, with heavy scrape and rebuild. Smith's Ditch, a Denver landmark, runs through the park, and South Marion Street and Downing Street parkways connect it to Speer.

Platt Park

Built mostly between the 1890s and the 1920s as part of old South Denver. Clay laterals and pre-1951 water services are the norm, so lead service line checks are worth doing before any water line work.

Overland

The 1858 Montana City site is here, and Overland Park dates to 1882. Early 1900s through 1950s homes sit beside industrial land along the South Platte, and the Shattuck Superfund site is in the neighborhood, so soil history is part of every scope.

University Park

Built around the University of Denver, mostly 1910s to 1940s Tudors and bungalows. University Boulevard is a designated parkway from Iowa Avenue to Alameda.

Cory-Merrill

Late 1940s tract homes built around the new Cory and Merrill schools, right at the start of the Orangeburg window.

University Hills and Virginia Village

University Hills was annexed in 1944 and 1946, and construction began in 1951. Virginia Village was built through the 1950s and 1960s. Both are prime Orangeburg-era neighborhoods, and a camera inspection is the first step on any recurring backup.

Hampden South and Southmoor Park

Mostly 1960s and 1970s construction, where the last of the fiber pipe overlaps the first of the plastic. Condo and townhome ground is common, so ownership of the lateral is often the first question.
