West Denver is where our yard is, and it is some of Denver's most varied ground. It has 1880s plats next to postwar tract housing, two gulches with real flood history, and some of the clearest Orangeburg-era neighborhoods in the city.

Barnum
P.T. Barnum bought the land in 1878 and it was platted in the early 1880s, though most homes date from the 1920s to the 1950s. Weir Gulch runs through the area, and the city has called it Denver's largest unmitigated flood risk.
Villa Park
Lakewood Gulch borders Villa Park, and the RTD W Line light rail has run in the gulch since 2013. Homes date mainly from the 1920s to the 1940s.
Athmar Park
A mix of a few 1880s to 1910s houses, 1920s and 1930s bungalows, and large postwar tracts. The South Platte flooded Athmar Park in June 1965. The postwar sections fall in the Orangeburg window.
Harvey Park
Annexed in 1953, with about 4,000 homes built from 1954 to 1957, including roughly 170 Cliff May ranch homes. It is one of the clearest Orangeburg-era neighborhoods in Denver.

Ruby Hill is mostly late 1940s and 1950s tract housing near the South Platte. Westwood is postwar housing in the higher-risk Weir Gulch area. Both call for a camera before any repair decision.
Bear Valley and Marston
Bear Valley is mostly 1960s tract homes around the shopping center that opened in 1958. Marston dates from the 1970s and 1980s next to Denver Water's Marston Reservoir. In the outer southwest, the sewer and water provider can vary by address, and we confirm it before quoting.
