River Ground With a Long History
Montana City, one of the first settlements in what became Denver, was founded here in 1858, and Overland Park dates to 1882. The area was part of the Town of South Denver, incorporated in 1886 and annexed to Denver in 1894.
Housing runs from the early 1900s through the 1950s, mixed with industrial land along the South Platte. That puts older homes in clay lateral territory and the postwar ones in the Orangeburg window.
The Shattuck Superfund site is also in Overland. It does not affect a typical house lot, but it is one reason we confirm a parcel's history before excavating, especially near the industrial edge.
