Multi-Family and Apartment Sewer and Water Lines

An independent, licensed plumbing contractor. Not affiliated with Denver Water or the City and County of Denver.

In an apartment building the underground line serves everyone at once, so a failure is never one unit's problem. Denver Sewer and Water repairs and replaces multi-family water and sewer lines with occupancy, notice periods, and shutdown windows planned into the work.

  • Shared laterals and building mains.
  • Work staged to limit service interruption.
  • Night and weekend shutdown windows available.
  • Camera documentation for owners and managers.
  • Denver metro properties of any unit count.

Property Managers Are Solving Two Problems, Not One

The pipe problem is ordinary. The occupancy problem is what makes multi-family work different: every hour of downtime lands on residents who did not choose it, and a manager needs to tell them something accurate in advance.

Multi-family buildings also concentrate load. A single lateral that would last decades under one household can carry the discharge of twenty, which accelerates scale in cast iron, grease accumulation in horizontal runs, and wear at every transition.

The other recurring issue is scope confusion. Interior stacks, the building main under the slab, and the lateral out to the public main are three different segments with three different repair pictures, and complaints from a single unit rarely tell you which one is failing.

Patterns That Point Underground Rather Than Inside a Unit

  • Ground floor fixtures back up while upper floors drain fine.
  • Multiple stacks slowing at the same time.
  • Recurring blockages that return within weeks of a cleaning.
  • Wet ground or settlement over the lateral path in the parking area.
  • Pressure loss across an entire building rather than a single unit.

How We Diagnose It

Separating the Building Main From the Lateral

Diagnosis on multi-family starts by dividing the system into segments and proving which one is defective, because the repair, the disruption, and the cost differ enormously between them.

A camera run from the exterior cleanout upstream isolates the lateral. A run from the building side isolates the main under the slab. Locating equipment then puts the defect on the ground so the excavation footprint is known before residents are notified.

That sequence matters most on the notice you send. Telling residents water will be off for four hours in a specific area is manageable. Telling them it might be off sometime this week is not.

Segments We Identify Before Quoting

  • Interior stacks and branch lines inside the structure.
  • Building main below the slab to the exterior wall.
  • Exterior lateral from the building to the public main.
  • Water service from the meter into the building.
  • Site drainage and storm connections across parking and courtyards.

How Multi-Family Work Is Staged

  1. 1

    Isolate the Failing Segment

Camera and locate work identifies which segment is defective before any resident notice goes out, so the notice is accurate the first time.

  2. 2

    Plan the Outage Window

Shutdown length, affected units, and timing are agreed with management, including night or weekend windows when daytime disruption is not acceptable.

  3. 3

    Protect Access and Parking

Excavation footprint, equipment staging, and parking loss are mapped in advance so the site stays usable while work runs.

  4. 4

    Restore and Document

The repair is verified on camera, surfaces are restored, and management receives the footage and scope record for the property file.

What Drives Multi-Family Project Cost

Segment length and diameter set the base. Building mains and shared laterals run larger than single family lines and take more material and more excavation.

Occupancy drives schedule cost. Night work, phased shutdowns, and temporary provisions all add hours that a vacant property would not need.

Surface restoration over parking lots, drive aisles, and courtyards is frequently a larger line item than the pipe work itself.
